Holiday Booking Terms and Conditions
Please read the following terms carefully before confirming your booking.
Occupancy Limit
The maximum occupancy of the properties is as follows, including babies in cots.

The Stable Cottage – up to 6 guests (double master suite, twin room and bunk room)

Barn 1 – up to 6 guests (king master suite, twin room, downstairs twin room)

Barn 2 – up to 6 guests (king master suite, family bedroom with double and single bed, downstairs sofa bed in the living room)

Barn 3 – up to 2 guests (king master suite). An additional guest bed can be added for a child.

Booking and Deposit
To secure your booking, a completed booking form and a non-refundable deposit of one-third of the total rental cost are required. If less than one month before the arrival date, full payment is required.

Payment of Balance
The remaining balance is due no later than one month before arrival. Please note that reminders are not usually sent.

Payment Methods
Payment can be made by BACS (bank transfer), cheque, or card (subject to a 3% surcharge).

If paying by BACS, please notify us so we can confirm receipt.

For late bookings, payment must be made by BACS or card payment.

Cancellations
​

Cancellations made more than 30 days before arrival will forfeit the deposit only.

Cancellations within 30 days of arrival will be liable for the full rental charge. The remaining balance (two-thirds) will only be refunded if we are able to re-let the property for those dates, minus admin fees.

Arrival and Departure

Check-in is from 4:00 PM onward.

Check-out is strictly by 10:00 AM on the day of departure.

Earlier check-in may be possible by prior arrangement closer to the arrival date.

Linen and Towels
Bed linen, towels, and tea towels are provided.
​
Breakages and Damages
Please inform us of any breakages or damages and arrange payment as necessary.

Pets
We offer a selection of both dog-friendly and dog-free properties. Dogs are only permitted in dog-friendly accommodations at an additional fee (£35 per stay), and the Dog Code of Conduct must be agreed to and followed.

Cleanliness
Guests are requested to leave the accommodation in a clean and tidy condition upon departure. All rubbish and recycling must be placed in the appropriate outside bins. The dishwasher must be emptied, and all crockery and utensils must be washed and returned to where guests found them.
​
Noise
​
Noise must be kept to a minimum, as loud sounds can disturb both our neighbours and the farm animals, who are easily startled. Kindly avoid playing music out loud on the decking, and keep any music inside the property at a low volume. Absolutely no noise is permitted on the decking after 10pm.

Farm Animals
​

Guests and their children are very welcome, with permission, to interact with the animals, but this is done at their own risk.
​
Additional Facilities and Supplies

A barbecue is provided for guests’ use. Please place it on the grass or gravel, not on the decking. After use, ensure it is cleaned and re-lined with the supplied foil.

Guests must not burn logs on the barbecue.

Cleaning products and washing-up liquid are supplied.

Supermarket Deliveries
We are happy for guests to arrange a supermarket delivery after your arrival time. Please let us know in advance and we will provide instructions.

Dog Code of Conduct
We are proud to provide high-quality, luxury accommodation, and we strive to meet the needs of all our guests by offering a mix of dog-free and dog-friendly properties. When bringing a dog, guests must agree to the following:

Only Barn 1, 2 and 3 accept dogs. The Stable Cottage is a dog-free property.

Dogs must be declared and paid for in advance (£35 per stay). Unregistered dogs will not be permitted to stay and must be accommodated elsewhere at your own expense.

Dogs are not allowed on furniture or in bedrooms. Evidence of this will result in an additional cleaning fee.
​​

While some outdoor areas may be enclosed, this cannot be guaranteed. Please inspect the perimeter yourself before letting your dog off-lead and always ask permission from management first.

Any damage caused by your dog to furniture, flooring, or linens will incur a cleaning or replacement charge.
​​

Dogs that bark excessively are not permitted and will be asked to leave.
​​

Dogs must not be left unattended in the property unless crated and calm, with no risk of distressing other guests.

Please clean muddy paws before entering. Guest towels must not be used on dogs.
​​

Owners must clean up after their dogs in gardens, courtyards, and surrounding fields. Waste must be bagged and disposed of properly.

If you are part of a group booking, your dog must stay within the dog-friendly cottage it was booked into. If your dog is to enter other cottages, a pet fee (£35 per stay) must be paid for those properties too, and they must be dog-friendly.

Dogs must be kept on leads in shared outdoor spaces and when walking through fields with livestock. Please follow the Countryside Code at all times.

Upon departure, the cottage should be left clean and tidy. Excessive cleaning due to pet-related mess will result in an additional charge.
